Dighton sales more than double as the median price rises 9.3%

Homes took longer to sell than a year ago, but half still went for more than the asking price, and months of supply fell by about half.

DIGHTON Dighton buyers paid a median $672,180 for a home from July to September, 9.3% more than in the same months of 2025, and more than twice as many of them closed a purchase. Redfin, a national real estate brokerage, counted 41 sales in the town, up from 19.

Price per square foot, which adjusts for size, rose as well, climbing 6.3% to $329.53 from $309.96, so the two measures point the same way. Zillow's home value index, an estimate of what a typical Dighton home is worth, rose 3.3% over the year, to $580,699 in September.

Last summer's 19 sales were a low base, and Redfin's town numbers come from rolling three-month windows of sales through listing services. Earlier this year one window held just 10 sales, and the median has ranged from $575,000 to $710,000 over the past 12.

Half sold above asking

Half of the homes that sold went for more than the asking price, compared with 52.6% a year earlier, and 51.2% went under contract within two weeks, up from 46.4%. The average sale closed at 100.6% of the list price, down from 102.9%.

The median home took 36 days to sell, though, 15 days longer than last year. Owners listed 43 homes, about the same as last year's 41, and 32 were still for sale at the end of September, compared with 29. With sales up so sharply, Redfin's months of supply fell to 2.4 from 4.7. Sellers were asking a median of $742,454, up from $649,000.

Dighton's median was about $114,000 above Bristol County's September median of $557,752, according to Redfin. Because the county figure covers a single month, the comparison is rough.

A high tax rate

Dighton taxes homes at $12.45 per $1,000 of assessed value, the second-highest residential rate among the 15 communities South Coast 360 covers, after Somerset's $12.93, and commercial property at $24.21, according to the state Department of Revenue. The average single-family bill for fiscal 2026 is $6,689, up $294, or 4.6%, from $6,395. The statewide average for fiscal 2026 was $8,113; Dighton's bill is about 82% of that. That bill reflects an average single-family assessment of $537,235.

Freddie Mac's survey put the average 30-year fixed rate at 7.40% for the week of Oct. 15, compared with 6.27% a year earlier. With 20% down on Dighton's median, principal and interest come to about $3,723 a month, by our arithmetic, $405 more than at last year's rate. The estimate does not include taxes or insurance.

Census Bureau data estimate 16 new single-family homes were authorized in Dighton from January to August, but the town filed permit reports for only two of those eight months, covering six homes. The rest of the total is the bureau's estimate. Dighton is not on the state's list of MBTA Communities required to zone for multifamily housing.

Owners and renters

About nine in 10 Dighton households own their homes, 90.1% by Census Bureau American Community Survey estimates for 2020 to 2024, leaving about 292 renter households. Those renters paid a median of $1,405 a month in the survey; Zillow publishes no Dighton rent index.
