Mattapoisett's median sale price jumps 28% on just 26 sales
With so few sales, the median swings widely. Supply grew to 4.7 months, and the average tax bill is above the state average.
MATTAPOISETT Mattapoisett's median sale price for July to September was $974,536, up 28.2% from $760,000 in the same months last year, according to Redfin, a national real estate brokerage. It rests on 26 sales, too few to read as a trend on their own.
In a town that size, the median reflects which homes happened to sell as much as any change in what homes are worth. The median price per square foot also rose sharply, 18.3%, to $430.37 from $363.91, though less than the median price did. Redfin's three-month windows over the past year held as few as 10 sales, and the median moved from $715,000 in the window ending in April to $980,000 in the window ending in July.
Zillow's home value index gives a steadier view. It estimates the value of a typical Mattapoisett home at $763,037 in September, up 3.7% from a year earlier.
More homes on the market
The clearer trend is supply. Sellers put 36 homes on the market in the three months, eight more than a year earlier, and 70 were available at some point, compared with 62. At the end of September, 40 homes were still listed, compared with 32 a year earlier, putting supply at 4.7 months, up from 3.3, by Redfin's measure. Asking prices fell, to a median $865,767 from $942,450.
Sales took about as long as a year ago. The median home spent 43 days on the market, compared with 42, and the average sale closed at 97% of the list price, compared with 97.7%. Just under a quarter, 23.1%, sold above asking. The share that went under contract within two weeks roughly doubled, to 30.2% from 15.4%, though that also rests on a small count.
Plymouth County's September median was $648,549, about $326,000 below Mattapoisett's, according to Redfin. The county figure covers a single month and 547 sales.
Taxes and payments
Mattapoisett's average single-family tax bill rose $232, or 2.9%, to $8,244 for fiscal 2026, according to the state Department of Revenue. That puts it $131 above the statewide average of $8,113. Mattapoisett applies one rate, $10.24 per $1,000 of assessed value, to homes and businesses alike, and its average single-family assessment was $805,060.
Freddie Mac's weekly survey put the average 30-year fixed rate at 7.40% for the week of Oct. 15, up from 6.27% a year earlier. On the Redfin median with 20% down, principal and interest would cost about $5,398 a month, by our arithmetic, $588 more than at last year's rate, before taxes and insurance.
Census Bureau figures estimate that 20 single-family homes were authorized in Mattapoisett from January to August. The town filed no monthly permit reports for those months, so the number is the bureau's estimate, not a count of permits issued. The town is not one of the communities subject to the state's MBTA Communities law.
Year-round and seasonal
Census Bureau American Community Survey estimates for 2020 to 2024 counted 3,726 homes in Mattapoisett, 763 of them not occupied, a group that includes seasonal houses. Among occupied homes, 85.3% are owner-occupied. The town has about 435 renter households; 35.2% of them spend 30% or more of their income on rent, and the survey's median rent was $1,597. Zillow does not track asking rents in Mattapoisett.
