Rehoboth homes sell below asking on average as the spring price peak fades
The median sale price of $699,617 is still up 3.8% from a year ago, but it is nearly $69,000 below its May peak, and more homes are waiting for buyers.
REHOBOTH Rehoboth sellers are taking less than their asking price again. Homes that sold from July to September closed at 98.5% of list on average, down from 100.8% in the same months of 2025, according to Redfin, a national real estate brokerage. Just 35% sold above asking, down from 47.5%.
Prices have eased from their spring high. Redfin's rolling three-month median peaked at $768,350 in the window ending in May and has dropped in each window since, to $699,617 for July to September, nearly $69,000 lower. Even so, that latest median is 3.8% above the $674,200 of a year earlier, and the median price per square foot rose 1.9%, to $335.67.
Redfin counts only sales through listing services, and Rehoboth's window held 41 sales, compared with 40 a year earlier, enough to show direction but not fine detail. Zillow's home value index, which estimates what a typical home is worth, put Rehoboth at $669,422 in September, up 4.5% from a year earlier.
More homes waiting
Unsold homes are building up. At the end of September, 46 homes were for sale, up from 35, which Redfin puts at 3.5 months of supply, up from 2.7. Only 34 went under contract during the three months, down from 41, while owners listed 47, about the same as last year's 45. Sellers' asking prices came down too, to a median $678,099 from $695,000.
The homes that drew interest still moved fast. Just over half, 52.5%, went under contract within two weeks, up from 41.5%, though the median home took 35 days to sell, four more than a year earlier.
By Redfin's figures, Rehoboth's median was roughly $142,000 higher than Bristol County's September median of $557,752. The county number covers a single month.
Zoning, permits and taxes
Rehoboth is an adjacent small town under the state's MBTA Communities law and must zone for at least 231 multifamily homes. The Executive Office of Housing and Livable Communities listed it as compliant as of Aug. 31, once the state had reviewed its zoning in advance and the town adopted it.
The Census Bureau estimates that 69 single-family homes were authorized in Rehoboth from January to August. The town filed no monthly permit reports for those months, so the entire total is a bureau estimate, not a count of permits issued.
The average single-family tax bill for fiscal 2026 is $6,623, up $208, or 3.2%, from $6,415, according to the state Department of Revenue, and $1,490 below the statewide average of $8,113. Rehoboth taxes all property at a single rate of $10.85 per $1,000 of assessed value, and the average single-family home was assessed at $610,445.
Freddie Mac's survey had the 30-year fixed rate averaging 7.40% for the week of Oct. 15, up from 6.27% a year before. With 20% down on Rehoboth's median, principal and interest would cost about $3,875 a month at the current rate, by our arithmetic, $422 more than at last year's rate. Those amounts exclude taxes and insurance.
Owners and renters
Rehoboth has the highest homeownership rate of the 15 communities South Coast 360 covers: 92.9% of occupied homes are owner-occupied, by Census Bureau American Community Survey estimates for 2020 to 2024, leaving about 331 renter households. Rehoboth's median rent in the survey was $1,195; there is no Zillow rent index for the town.
