Taunton boards take up 29 apartments, a coffee shop and an auto repair shop on Winthrop Street this week

Both items were continued from earlier sessions, and both meetings are open to the public. Thursday's Planning Board agenda also brings back an access drive off Myricks Street for two warehouses planned in Lakeville.

TAUNTON A plan for a building with 29 apartments, a 20-seat coffee shop and an 8,647-square-foot auto repair shop at 477 and 485 Winthrop Street comes before two Taunton boards this week. The Conservation Commission takes it up Monday, Nov. 2, and the Planning Board on Thursday, Nov. 5. Both items were continued from earlier sessions, and both meetings are open to the public.

What is proposed

The Planning Board's amended agenda for Thursday lists a continued site plan review for four parcels at 477 and 485 Winthrop Street (88-64, 88-65, 88-122 and 88-123) for a mixed-use building with 29 residential units, a 20-seat coffee shop and an 8,647-square-foot auto repair shop. Paul Braga, as trustee, submitted the plan, the agenda says.

The Conservation Commission reviews the same project Monday as a continued public hearing on a notice of intent, state file SE73-3187. Its agenda describes the work as the construction of a mixed-use building with 29 apartments and commercial space, with grading and a stormwater drainage system. A notice of intent is the filing the state Wetlands Protection Act requires for work in or near wetland resource areas, and the commission sets conditions on that work.

Winthrop Street carries Route 44. The Planning Board heard about traffic on the road at its Sept. 3 meeting, when it took comments on a MassDOT intersection improvements project at Winthrop Street and Highland Street. The minutes record that the biggest concern raised was the left turn from Winthrop Street onto Highland Street, and that City Engineer Todd Pilling said Beta Group is doing the improvements.

Warehouse drive off Myricks Street

Thursday's agenda also brings back a site plan for a 24-foot-wide access drive off Myricks Street, on Map 138, lots 32 and 33, for two proposed warehouse buildings that would be built in Lakeville. CJ Malloch submitted the plan. At the Sept. 3 meeting the applicant asked by letter to continue the review to Nov. 5 while it conducts a traffic study and waived the time the board has to act, and the board voted all in favor to continue it, the minutes say.

Other items Thursday

Under new business, General Dynamics asks the board to modify a site plan on John Quincy Adams Road (parcel 18-17) to install nine 35-foot fiberglass antennas in a circular array at the existing vehicle testing facility. The board will also hear an update on completion and paving at Perry Estates, an item it continued from Sept. 3 to Oct. 1 after the developer had a last-minute conflict, and set its 2027 meeting schedule.

Monday's commission agenda

Beyond Winthrop Street, the Conservation Commission continues hearings on upgrading an existing wetland crossing on County Street for access to an upland area to be used for storage, on an addition at 22 Godfrey Street and on approval of the wetland boundary at 630 John Hancock Road. It also opens a hearing on tree and brush removal at 295 Norton Avenue and hears an update on treatment options for Lake Sabbatia.
