Westport homes sell faster and in greater numbers as the median price falls 9.3%

Westport's median price swings widely from month to month on a small number of sales. Zillow's estimate of a typical home's value rose 6.1% over the year.

WESTPORT Westport homes moved faster this summer than last. The median home that sold from July to September spent 36 days on the market, 13 fewer than a year earlier, and 59 homes sold, up from 47, according to Redfin, a national real estate brokerage.

The town's median sale price went the other way, falling 9.3% to $693,670 from $765,000 in the same months of 2025. Price per square foot, by contrast, rose 3.3%, to a median $390.63 from $378.13.

Redfin's town figures are rolling three-month windows of sales through listing services, and Westport's windows over the past year held as few as 21 sales. With samples that small, the median has jumped around: $745,000 in the window ending last October, $569,750 two months later, $740,000 in the window ending in April and $629,500 a month after that.

Zillow's home value index, which estimates the value of a typical home and is less sensitive to which homes happen to sell, put Westport at $674,883 in September, up 6.1% from a year earlier.

More homes, quicker deals

Buyers found more on the market. Redfin counted 97 homes for sale at some point during the period, up from 77, and 46 still listed at the end of September, up from 27. Months of supply rose to 2.4 from 1.8. Owners listed 46 homes, compared with 42, at a median asking price of $762,354, down from $797,450.

Even with more choice, more homes sold quickly: 34.6% went under contract within two weeks, up from 25.5%. Bidding was about as strong as last year. A quarter of homes, 25.9%, sold above asking, compared with 25.5%, and the average sale closed at 98.4% of the list price, down slightly from 99.1%.

Westport's median ran about $136,000 above Bristol County's September median of $557,752, Redfin figures show, though the county figure covers a single month.

Low tax rate, rising payments

Westport has the lowest residential tax rate of the 15 communities South Coast 360 covers, $7.28 per $1,000 of assessed value, applied to all classes of property, according to the state Department of Revenue. So while the average single-family home was assessed at $677,349 for fiscal 2026, the average bill was $4,931, up $153, or 3.2%, from $4,778. That is about 61% of the statewide average of $8,113.

The average 30-year fixed mortgage rate was 7.40% for the week of Oct. 15, up from 6.27% a year earlier, in Freddie Mac's weekly survey. On Westport's median price with 20% down, principal and interest would cost about $3,842 a month at the current rate, by our arithmetic, $418 more than at last year's rate. The figures leave out insurance and the property tax bill.

Census Bureau data estimate that Westport authorized 15 new single-family homes from January to August. Westport sent in reports for five of the eight months, accounting for 13 homes, and the remainder is the bureau's estimate. Westport has no obligations under the state's MBTA Communities law.

Who lives here

The Census Bureau's American Community Survey estimates for 2020 to 2024 put Westport's housing at 7,556 homes, with 962 not occupied, a group that includes seasonal houses. Of occupied homes, 82.9% are owned by the people living in them. Renters there paid a median $1,425 in the survey, and 49.6% of them spend 30% or more of their income on rent. Zillow does not publish rent figures for Westport.
