This week's market story, Oct. 19, 2026
Wareham's median sale price falls 5% even as sales and price per square foot rise
The two price measures moved in opposite directions, often a sign that smaller homes made up more of the sales. Homes took a week longer to sell, but more sold above asking.
Wareham's median sale price fell 5% this summer, but the homes that sold brought more per square foot than a year ago. The median price for July to September was $498,762, down from $525,000 in the same three months of 2025, according to Redfin, a national real estate brokerage. Meanwhile, the median price per square foot rose 8.8%, to $404.28 from $371.71, and sales rose to 100 from 84.
Homes in Wareham sold for a median $498,762 in the three months ending Sept. 30, 2026, down 5.0% from the same months a year earlier, according to Redfin. In all, 100 homes sold, and the typical one went under contract in 30 days. Zillow puts the typical home in town at $483,772, up 3.1% from a year earlier.
