ACUSHNET Acushnet's housing market got much busier this summer. Redfin, a national real estate brokerage, counted 47 home sales in the town from July to September, up from 26 in the same months of 2025, and 43 homes went under contract, up from 25.
Only 19 homes remained on the market at the end of September, compared with 22 a year earlier, which Redfin puts at 1.3 months of supply, down from 2.6. That was the lowest of the 15 communities South Coast 360 covers.
The median sale price rose a modest 2.8%, to $539,743 from $525,000, and the median price per square foot slipped 1.5%, to $310.50. Zillow's home value index, which estimates the value of a typical home, was $533,702 in September, up 3.8% from a year earlier.
Less bidding above asking
Bidding cooled even as sales climbed: just 34.8% of homes sold above the asking price, down from 53.8% a year earlier, and the average sale came in at 99.6% of list, compared with 99.9%. The median home took 25 days to sell, up from 20, and 34.6% went under contract within two weeks, down from 44%.
Owners listed 32 homes during the three months, up from 28, and 62 were for sale at some point in the period, up from 45. Sellers asked a median $569,241, compared with $558,950 a year earlier.
Small numbers make Acushnet's median unreliable from month to month. Redfin's town figures are rolling three-month windows covering only sales through listing services, and this spring some windows held a dozen or so sales. The median peaked at $622,000 in the window ending in March, on 16 sales, then fell to $537,500 by the window ending in July. The latest window, with 47 sales, is the largest of the past year.
The town's median was about $18,000 below Bristol County's September median of $557,752, according to Redfin. The county figure covers a single month.
Payments and taxes
The average 30-year fixed rate stood at 7.40% for the week of Oct. 15 in Freddie Mac's weekly survey, compared with 6.27% a year earlier. A buyer putting 20% down on Acushnet's median would pay about $2,990 a month in principal and interest, by our arithmetic, $326 more than the same loan would have cost at last year's rate. That leaves out property taxes and insurance.
Acushnet's average single-family tax bill for fiscal 2026 is $5,244, up $154, or 3.0%, from $5,090, according to the state Department of Revenue. It comes to about 65% of the $8,113 statewide average. Homeowners in Acushnet pay $10.45 per $1,000 of assessed value, and commercial owners pay $14.73. Its average single-family assessment was $501,817. The state's MBTA Communities zoning law does not apply to Acushnet.
Renters
Census Bureau American Community Survey estimates for 2020 to 2024 show 85.3% of Acushnet households own their homes. The town has about 615 renter households, and 60.8% of them spend 30% or more of their income on rent. With so few renters, that estimate can carry a wide margin. Half of the town's renters paid less than $1,170 a month in the survey. Zillow does not track Acushnet rents.
