DIGHTON Dighton's home market moved slowly this week. The town had 30 homes for sale on Thursday morning, down from 31 last Friday, and sellers listed just one new home in that time, on Saturday. A second home, listed in September, joined the count, and three homes on last week's count dropped off it, either under agreement, off the market or no longer showing the same price on both listing sites SC360 checks.
Twenty-seven of the listings were single-family houses, with a median asking price of $775,000, down from $787,450, or about $377 a square foot. The typical house had three bedrooms and about 2,100 square feet. The town also had two townhouses and one two- to four-family property for sale.
Six houses were priced at $1 million or more, led by a four-bedroom house of 6,311 square feet at $2,235,000 and a three-bedroom of 3,510 square feet at $1.95 million, both listed within the past five weeks. Only one house was priced under $500,000, a four-bedroom of 2,016 square feet at $425,000. The lowest ask in town was $349,000 for a three-bedroom two- to four-family property.
One seller cut a price this week, taking $5,000 off a two-bedroom house on Wednesday to $759,900. Nine of the 30 listings had been on the market for 90 days or more, and the oldest, a house at $799,900, had been listed for 857 days.
What houses sold for
The Massachusetts Association of Realtors counted seven single-family sales in Dighton in September, 40% more than a year earlier, at a median price of $720,000, up 23.1%. With so few sales, the monthly median can swing widely.
The monthly cost
A buyer putting 20% down on a house at the median asking price would borrow $620,000. At the 7.24% average 30-year rate Freddie Mac reported Thursday, principal and interest would come to about $4,225 a month, about $34 less than at last week's 7.32% and about $440 more than at the 6.17% average of a year ago.
Taxes weigh more in Dighton than in most of the region. Its fiscal 2026 residential rate of $12.45 per $1,000 of value is the second highest of the 15 South Coast towns, after Somerset, and would put the bill on a house assessed at the median asking price at about $9,649 a year, or about $804 a month. The average single-family bill last year was $6,689, on an average value of $537,235, according to the state Department of Revenue. The fiscal 2027 rate is not yet in the state's records.

Notes
Every listing figure comes from SC360's own count of homes for sale on Redfin and Movoto on Thursday morning, Oct. 29, compared with the same count last Friday, Oct. 23. September sales come from the Massachusetts Association of Realtors, the rate from Freddie Mac's Oct. 29 survey and tax figures from the state Department of Revenue. We read them on Oct. 29. Payment and tax figures are our arithmetic: principal and interest only, and the tax on a house assessed at the median asking price. We checked each date and weekday against a calendar.
