Dartmouth had 55 homes for sale on Thursday morning, up from 52 last Friday, and the median asking price for a single-family house rose to $709,450 from $699,900. Nine homes joined the count, six newly listed from last Friday through Wednesday and three listed Oct. 7 that now match on both listing sites, while six homes on last week's count dropped off it, either under agreement, off the market or no longer showing the same price on both sites.

Forty-eight of the listings were single-family houses, at a median of about $390 a square foot. The rest were three condos, a townhouse, two two- to four-family properties and one building with five or more units. The median listing had been on the market for 47 days, and 14 had been up for 90 days or more.

From $289,900 to $4.995 million

Fifteen single-family houses were priced at $1 million or more, and nine under $500,000. The most expensive, a four-bedroom house of 3,926 square feet at $4.995 million, was the priciest single-family listing in the region and had been listed for 142 days. A seven-bedroom two- to four-family property was listed at $3,999,999. The least expensive house was a four-bedroom of 1,204 square feet at $289,900.

Sellers cut prices on four homes this week, by a median of $9,500. A four-bedroom house dropped $24,900 to $575,000 and a two-bedroom townhouse $14,000 to $485,000, both on Saturday, and a two-bedroom house was cut $5,000 to $359,900 on Tuesday.

Sales and rents

The Massachusetts Association of Realtors counted 25 single-family sales in Dartmouth in September, 19% more than a year earlier, at a median price of $599,900, down 13.7%. Zillow's rent index put the typical Dartmouth rent at $2,649 a month in September.

The monthly cost

With 20% down on a house at the median asking price, a buyer would borrow $567,560. At the 7.24% average 30-year rate Freddie Mac reported Thursday, principal and interest would run about $3,868 a month, about $31 less than at last week's 7.32% and about $403 more than at the 6.17% rate of a year ago.

Dartmouth's fiscal 2026 residential tax rate of $8.03 per $1,000 would put the bill on a house assessed at the median asking price at about $5,697 a year, or about $475 a month. The average single-family bill last year was $5,276, on an average value of $657,047, according to the state Department of Revenue.

The town's fiscal 2027 rate is not yet set. SC360 reported Oct. 26 that Dartmouth's new assessments are being pushed to one spring tax bill as its revaluation starts late.

Notes

Every listing figure comes from SC360's own count of homes for sale on Redfin and Movoto on Thursday morning, Oct. 29, compared with the same count last Friday, Oct. 23. September sales come from the Massachusetts Association of Realtors, the rate from Freddie Mac's Oct. 29 survey and tax figures from the state Department of Revenue, and the rent index from Zillow. We read them on Oct. 29, and the Zillow file on Oct. 23. Payment and tax figures are our arithmetic: principal and interest only, and the tax on a house assessed at the median asking price. We checked each date and weekday against a calendar. No street addresses, owners or brokerages are named. Not heard: no comment was sought for this data story.
