ACUSHNET Acushnet had 18 homes for sale on Thursday morning, the same number as last Friday, but five of them were new. Sellers listed two homes Monday, two Tuesday and one Wednesday, and five homes on last week's count dropped off it. A home leaves the count when it goes under agreement, comes off the market or no longer shows the same price on both listing sites SC360 checks.
Sixteen of the 18 were single-family houses, with a median asking price of $679,900, down from $687,000 a week earlier, or about $319 a square foot. The typical house had three bedrooms and about 2,100 square feet.
Five of the houses were priced under $500,000 and none at $1 million or more. The highest asks were two three-bedroom houses of 2,520 square feet, one at $939,000 and one at $879,000 that has been listed for 219 days, the longest in town. The least expensive single-family house was a three-bedroom of 1,582 square feet at $439,900, and a two-bedroom manufactured home was listed at $159,000.
The town's one two- to four-family listing, a five-bedroom property, was cut by $20,000 on Monday to $758,000. It was the only price cut in Acushnet this week. Five of the 18 listings had been on the market for 90 days or more, and the median listing had been up for about 54 days.
What houses sold for
Single-family sales rose in September. The Massachusetts Association of Realtors counted 15 sales in Acushnet that month, 87.5% more than in September 2025, at a median price of $540,000, up 5.9%. Today's median asking price is about $140,000 above that figure.
The monthly cost
A buyer putting 20% down on a house at the median asking price would borrow $543,920. At this week's average 30-year rate of 7.24%, which Freddie Mac reported Thursday, principal and interest would come to about $3,707 a month, about $30 less than at last week's 7.32% and about $386 more than at the 6.17% average a year ago.
Property taxes add to that. At Acushnet's fiscal 2026 residential rate of $10.45 per $1,000 of value, a house assessed at the median asking price would owe about $7,105 a year, or about $592 a month. The average single-family bill last year was $5,244, on an average assessed value of $501,817, according to the state Department of Revenue. The town's fiscal 2027 rate is not yet in the state's records.

Notes
Every listing figure comes from SC360's own count of homes for sale on Redfin and Movoto on Thursday morning, Oct. 29, compared with the same count last Friday, Oct. 23. September sales come from the Massachusetts Association of Realtors, the rate from Freddie Mac's Oct. 29 survey and tax figures from the state Department of Revenue. We read them on Oct. 29. Payment and tax figures are our arithmetic: principal and interest only, and the tax on a house assessed at the median asking price. We checked each date and weekday against a calendar. No street addresses, owners or brokerages are named. Not heard: no comment was sought for this data story.
