FALL RIVER Fall River had 200 homes for sale on Thursday morning, more than any other South Coast community and up from 197 last Friday. Sellers cut asking prices on 16 of them from Friday through Thursday morning, the most of any town, by a median of $9,500.
Sixteen homes joined the count: 11 listed from last Friday through Wednesday, seven of them on Tuesday, one listed Thursday and four listed earlier that now match on both listing sites. Thirteen homes on last week's count dropped off it, either under agreement, off the market or no longer showing the same price on both listing sites SC360 checks.
A city of multifamily houses
Single-family houses made up only 72 of the 200 listings. The city also had 61 two- to four-family houses for sale, at a median ask of $650,000, along with 26 condos, 15 townhouses and 26 buildings with five or more units. The condos and townhouses together had a median asking price of $299,900.
The single-family median asking price was about $510,000, up from $499,000 a week earlier, and at $272 a square foot it stayed the lowest per-foot price in the region. Thirty-six houses were priced under $500,000 and 12 under $400,000. The least expensive was a two-bedroom of 824 square feet at $229,900, and two two-bedroom condos were listed at $159,800 each.
The largest cuts this week went to a five-bedroom house, down $25,001 to $499,999 on Tuesday, a four-bedroom down $19,100 to $549,900 on Saturday and a three-bedroom down $10,700 to $425,000 on Tuesday. Homes here sit longer than in most towns: the median listing had been up for about 62 days, and 64 had been on the market for 90 days or more.

Fall River's fiscal 2026 residential rate of $11.48 per $1,000 of value would put the tax on a house assessed at the median asking price at about $5,854 a year, or about $488 a month. The average single-family bill last year was $4,651, on an average value of $405,164, according to the state Department of Revenue. The city's fiscal 2027 rate is not yet in the state's records.

Notes
Every listing figure comes from SC360's own count of homes for sale on Redfin and Movoto on Thursday morning, Oct. 29, compared with the same count last Friday, Oct. 23. September sales come from the Massachusetts Association of Realtors, the rate from Freddie Mac's Oct. 29 survey and tax figures from the state Department of Revenue, and the rent index from Zillow. We read them on Oct. 29, and the Zillow file on Oct. 23. Payment and tax figures are our arithmetic: principal and interest only, and the tax on a house assessed at the median asking price. We checked each date and weekday against a calendar. No street addresses, owners or brokerages are named. Not heard: no comment was sought for this data story.
