Fairhaven had 41 homes for sale on Thursday morning, up from 33 last Friday, the biggest jump of any South Coast town this week. Sellers listed eight homes from Sunday through Wednesday, a ninth listed in September joined the count, and only one home on last week's count dropped off it.

The new listings ranged widely. Two four-bedroom houses went up Wednesday at $849,900 and $879,900. On Tuesday came a four-bedroom house at $619,900, a three-bedroom at $555,000 and a two- to four-family property at $619,000, followed by a three-bedroom on Monday at $599,000. On Sunday a three-bedroom house was listed at $699,999 and a one-bedroom condo of 611 square feet at $275,000, now the lowest ask in town.

What is for sale

Thirty-three of the 41 listings were single-family houses, with a median asking price of $644,000, up from $640,000, or about $406 a square foot. The typical house had three bedrooms and about 1,600 square feet. Six two- to four-family properties, a condo and a townhouse made up the rest.

Eight houses were priced under $500,000, the least expensive a three-bedroom of 1,305 square feet at $339,000. One house was priced above $1 million, a three-bedroom of 2,396 square feet at $1.1 million. Homes here were among the newest on the market, with a median listing age of 36 days, and only five had been up for 90 days or more.

Sellers cut prices on three homes. A three-bedroom house dropped $10,000 to $529,000 on Monday, a five-bedroom two- to four-family property dropped $9,900 to $640,000 on Sunday and a two-bedroom house dropped $900 to $499,000 on Wednesday.

Sales and the monthly cost

The Massachusetts Association of Realtors counted 10 single-family sales in Fairhaven in September, 47.4% fewer than a year earlier, at a median price of $515,000, unchanged from September 2025.

A buyer putting 20% down on a house at the median asking price would borrow $515,200. At the 7.24% average 30-year rate Freddie Mac reported Thursday, principal and interest would come to about $3,511 a month, about $28 less than at last week's rate and about $366 more than a year ago, when the average was 6.17%.

At Fairhaven's fiscal 2026 residential rate of $9.19 per $1,000 of value, a house assessed at the median asking price would owe about $5,918 a year in property tax, or about $493 a month. The average single-family bill last year was $4,374, on an average value of $475,941, according to the state Department of Revenue. The fiscal 2027 rate is not yet in the state's records.

Notes

Every listing figure comes from SC360's own count of homes for sale on Redfin and Movoto on Thursday morning, Oct. 29, compared with the same count last Friday, Oct. 23. September sales come from the Massachusetts Association of Realtors, the rate from Freddie Mac's Oct. 29 survey and tax figures from the state Department of Revenue. We read them on Oct. 29. Payment and tax figures are our arithmetic: principal and interest only, and the tax on a house assessed at the median asking price. We checked each date and weekday against a calendar.
