Rochester had 27 homes for sale on Thursday morning, up from 21 last Friday, after six two-bedroom condos of 2,700 square feet each went on the market Tuesday. Five were listed at $999,000 and one at $949,000.

The same day, three condos of the same size that had been for sale since April 25 were cut sharply: one by $146,000 to $1,049,000 and two by $96,000 each to $999,000. Those were three of the four price cuts in Rochester this week. The fourth took $5,000 off a four-bedroom house last Friday, to $274,900.

Two single-family houses were also new, a four-bedroom listed Tuesday and a three-bedroom listed Wednesday, both at $995,000. Two homes on last week's count dropped off it, either under agreement, off the market or no longer showing the same price on both listing sites SC360 checks.

What is for sale

Rochester's listings split almost evenly. Fourteen were single-family houses, with a median asking price of $812,400, up from $751,950 last week as the new listings came in, or about $354 a square foot. The other 13 were condos and townhouses, with a median ask of $999,000.

Two houses were priced at $1 million or more, the highest a four-bedroom of 4,258 square feet at $1.49 million. The $274,900 four-bedroom, at 1,579 square feet, was the only house under $500,000. With so many new listings, the median home had been for sale only 28 days, the shortest of the 15 towns.

Sales and the monthly cost

The Massachusetts Association of Realtors counted five single-family sales in Rochester in September, the same as a year earlier, at a median price of $695,000, down 3.5%.

A buyer putting 20% down on a house at the median asking price would borrow $649,920. At the 7.24% average 30-year rate Freddie Mac reported Thursday, principal and interest would come to about $4,429 a month, about $35 less than at last week's 7.32% and about $461 more than at the 6.17% average a year ago.

Rochester is still the only South Coast town with a fiscal 2027 tax rate in the state Department of Revenue's records, at $10.62 per $1,000 of value. At that rate, a house assessed at the median asking price would owe about $8,628 a year, or about $719 a month. The state puts Rochester's fiscal 2027 average single-family bill at $6,957, on an average value of $655,097.

Notes

Every listing figure comes from SC360's own count of homes for sale on Redfin and Movoto on Thursday morning, Oct. 29, compared with the same count last Friday, Oct. 23. September sales come from the Massachusetts Association of Realtors, the rate from Freddie Mac's Oct. 29 survey and tax figures from the state Department of Revenue. We read them on Oct. 29. Payment and tax figures are our arithmetic: principal and interest only, and the tax on a house assessed at the median asking price. We checked each date and weekday against a calendar. No street addresses, owners or brokerages are named. Not heard: no comment was sought for this data story.
