The largest price cut on the South Coast this week came in Westport, where a three-bedroom house was cut by $325,000 on Wednesday to $1.95 million. It was one of four price cuts in town. Another three-bedroom dropped $46,000 to $849,000 on Saturday, and a third dropped $25,000 to $524,900 on Wednesday.

Westport had 44 homes for sale on Thursday morning, one fewer than last Friday. Sellers listed two houses, a three-bedroom at $589,900 on Sunday and a three-bedroom at $945,000 on Tuesday, and a third house listed Oct. 1 joined the count, while four homes on last week's count dropped off it, either under agreement, off the market or no longer showing the same price on both listing sites SC360 checks.

What is for sale

Every listing in Westport was a single-family house. The median asking price was $849,450, about the same as last week's $849,900, or about $432 a square foot. The typical house had three bedrooms and about 2,200 square feet.

Seventeen houses were priced at $1 million or more, second only to Marion. The most expensive, a five-bedroom of 7,561 square feet, was listed at $3.25 million. Five were priced under $500,000, the least expensive a two-bedroom of 500 square feet at $339,900. The median listing had been up for about 39 days, and 14 had been on the market for 90 days or more.

Sales and the monthly cost

The Massachusetts Association of Realtors counted 23 single-family sales in Westport in September, 91.7% more than a year earlier, at a median price of $689,000, down 11.9%.

Borrowing 80% of the median asking price means a loan of $679,560. At the 7.24% average 30-year rate Freddie Mac reported Thursday, principal and interest would come to about $4,631 a month, about $37 less than at last week's 7.32% and about $482 more than at the 6.17% average a year ago.

Taxes take less here. Westport's fiscal 2026 residential rate of $7.28 per $1,000 of value is the lowest of the 15 towns, and would put the bill on a house assessed at the median asking price at about $6,184 a year, or about $515 a month. The average single-family bill last year was $4,931, on an average value of $677,349, according to the state Department of Revenue. The fiscal 2027 rate is not yet in the state's records.

Notes

Every listing figure comes from SC360's own count of homes for sale on Redfin and Movoto on Thursday morning, Oct. 29, compared with the same count last Friday, Oct. 23. September sales come from the Massachusetts Association of Realtors, the rate from Freddie Mac's Oct. 29 survey and tax figures from the state Department of Revenue. We read them on Oct. 29. Payment and tax figures are our arithmetic: principal and interest only, and the tax on a house assessed at the median asking price. We checked each date and weekday against a calendar. No street addresses, owners or brokerages are named. Not heard: no comment was sought for this data story.
