MARION A two-bedroom house of 3,794 square feet went on the market in Marion on Wednesday at $4 million, and the town's median single-family asking price rose to $1,172,000 from $1,099,500 a week earlier, the highest of any South Coast town. A four-bedroom house of 2,355 square feet was listed the same day at $1,495,000.
Marion had 35 homes for sale on Thursday morning, the same number as last Friday. Besides the two new listings, two homes from last week's count were gone from it, whether under agreement, withdrawn or no longer priced the same on both listing sites SC360 checks.
A slow, high-end market
Thirty-two of the listings were single-family houses, at a median of about $479 a square foot, and three were condos with a median ask of $1,149,000. Eighteen houses were priced at $1 million or more, the most of any town in the region. Only one was under $500,000, a three-bedroom of 898 square feet listed this month at $249,900.
Homes here stay on the market longer than anywhere else on the South Coast. The median listing had been up for 98 days, and 18 of the 35 had been listed for 90 days or more. The oldest, a five-bedroom house at $2,499,000, had been on the market for 355 days.
Two sellers cut prices this week. A six-bedroom house dropped $45,000 to $1,450,000 on Tuesday, and a five-bedroom house dropped $20,000 to $679,900 on Wednesday.
Sales and the monthly cost
The Massachusetts Association of Realtors counted five single-family sales in Marion in September, the same as a year earlier, at a median price of $1,075,000, up 36.9%. With so few sales, the monthly median can swing widely.
A buyer putting 20% down on a house at the median asking price would borrow $937,600. At the 7.24% average 30-year rate Freddie Mac reported Thursday, principal and interest would come to about $6,390 a month, about $51 less than at last week's 7.32% and about $665 more than at the 6.17% average a year ago.
At Marion's fiscal 2026 residential rate of $8.87 per $1,000 of value, a house assessed at the median asking price would owe about $10,396 a year, or about $866 a month. Marion's average single-family bill last year, $8,908 on an average value of $1,004,280, was the highest of the 15 towns, according to the state Department of Revenue. The fiscal 2027 rate is not yet in the state's records.

Payment and tax figures are our arithmetic: principal and interest only, and the tax on a house assessed at the median asking price. We checked each date and weekday against a calendar.
