Mattapoisett had 36 homes for sale on Thursday morning, one fewer than last Friday, and none of its sellers cut an asking price this week. The median asking price for a single-family house held at $949,000, or about $430 a square foot.

One new home came on the market, a house listed Tuesday at $679,000, and two homes from last week's count left it.

What is for sale

Thirty-five of the 36 listings were single-family houses; the other was a townhouse. The typical house had three bedrooms and about 2,300 square feet. Not one was priced under $500,000. The least expensive, a three-bedroom of 1,326 square feet, was listed at $599,000 and had been on the market for 152 days.

Fifteen houses were priced at $1 million or more. The most expensive, a seven-bedroom house of 8,611 square feet, was listed at $3,699,000, and a six-bedroom of 7,577 square feet at $3.2 million had been on the market for 572 days, the longest in town.

Listings here move slowly. The median home had been for sale for about 72 days, and 17 of the 36 had been up for 90 days or more. Twenty-one listings showed a price cut as their most recent change, all from before this week.

Sales and the monthly cost

The Massachusetts Association of Realtors counted seven single-family sales in Mattapoisett in September, 22.2% fewer than a year earlier, at a median price of $1,285,000, up 61.6%. With so few sales, the monthly median can swing widely.

Financing a house at the median asking price with 20% down takes a loan of $759,200. At the 7.24% average 30-year rate Freddie Mac reported Thursday, principal and interest would come to about $5,174 a month, about $41 less than at last week's 7.32% and about $539 more than at the 6.17% average a year ago.

At Mattapoisett's fiscal 2026 residential rate of $10.24 per $1,000 of value, a house assessed at the median asking price would owe about $9,718 a year in property tax, or about $810 a month. The average single-family bill last year was $8,244, on an average value of $805,060, according to the state Department of Revenue. The fiscal 2027 rate is not yet in the state's records.

Notes

Every listing figure comes from SC360's own count of homes for sale on Redfin and Movoto on Thursday morning, Oct. 29, compared with the same count last Friday, Oct. 23. Payment and tax figures are our arithmetic: principal and interest only, and the tax on a house assessed at the median asking price. We checked each date and weekday against a calendar.
