Sellers listed 13 homes from last Friday through Wednesday, including six on Monday and five on Wednesday, and two homes listed over the summer joined the count, while 11 homes on last week's count dropped off it, either under agreement, off the market or no longer showing the same price on both listing sites SC360 checks.

Where the lower prices are

Of the 65 single-family houses priced under $400,000 anywhere in the 15 towns SC360 covers, 34 were in New Bedford. In all, 78 of the city's 110 single-family listings were under $500,000, and only two were at $1 million or more. The typical house had three bedrooms and about 1,500 square feet. The least expensive was a three-bedroom of 884 square feet at $269,000, and a two-bedroom condo was listed at $174,900.

The city also had 58 two- to four-family houses for sale, at a median ask of about $567,000, along with five condos and nine buildings with five or more units.

Sellers cut prices on 13 homes this week, by a median of $10,000. A three-bedroom house dropped $25,000 to $824,800 on Saturday, a six-bedroom two- to four-family house dropped $20,000 to $499,900 on Tuesday and a four-bedroom house dropped $20,000 to $375,000 on Wednesday. The median listing had been up for about 48 days, and 41 had been on the market for 90 days or more.

At New Bedford's fiscal 2026 residential rate of $10.95 per $1,000 of value, a house assessed at the median asking price would owe about $4,921 a year in property tax, or about $410 a month. The average single-family bill last year was $4,653, on an average value of $424,920, according to the state Department of Revenue. The city's fiscal 2027 rate is not yet in the state's records.

Notes

Every listing figure comes from SC360's own count of homes for sale on Redfin and Movoto on Thursday morning, Oct. 29, compared with the same count last Friday, Oct. 23. September sales come from the Massachusetts Association of Realtors, the rate from Freddie Mac's Oct. 29 survey and tax figures from the state Department of Revenue, and the rent index from Zillow. We read them on Oct. 29, and the Zillow file on Oct. 23. Payment and tax figures are our arithmetic: principal and interest only, and the tax on a house assessed at the median asking price. We checked each date and weekday against a calendar. No street addresses, owners or brokerages are named. Not heard: no comment was sought for this data story.
