Two Rehoboth sellers made some of the steepest price cuts on the South Coast this week. On Monday, a three-bedroom house dropped $146,000 to $1,049,000, and a four-bedroom house dropped $50,000 to $849,900. Last week, no Rehoboth seller cut a price.

The town had 44 homes for sale on Thursday morning, down from 46 last Friday. Sellers listed one new home, a house that went up Tuesday at $1,098,000, and three homes on last week's count dropped off it, either under agreement, off the market or no longer showing the same price on both listing sites SC360 checks.

What is for sale

All 44 listings were single-family houses, with a median asking price of $739,450, down from $749,000, or about $400 a square foot. The typical house had three bedrooms and about 2,400 square feet, among the largest in the region.

Fifteen were priced at $1 million or more. The highest asks were a four-bedroom house of 3,932 square feet at $2 million and a five-bedroom of 3,222 square feet at $1,895,000. At the other end, only one house was priced under $500,000, a two-bedroom of 796 square feet at $399,900. The next least expensive was a three-bedroom of 1,132 square feet at $550,000.

Rehoboth homes stay on the market a while. The median listing had been up for 75 days, and 20 of the 44 had been for sale for 90 days or more.

Sales and the monthly cost

The Massachusetts Association of Realtors counted 15 single-family sales in Rehoboth in September, 66.7% more than a year earlier, at a median price of $700,000, down 4.9%.

After a 20% down payment, a house at the median asking price leaves a loan of $591,560. At the 7.24% average 30-year rate Freddie Mac reported Thursday, principal and interest would come to about $4,031 a month, about $32 less than at last week's 7.32% and about $420 more than at the 6.17% average a year ago.

At Rehoboth's fiscal 2026 residential rate of $10.85 per $1,000 of value, a house assessed at the median asking price would owe about $8,023 a year in property tax, or about $669 a month. The average single-family bill last year was $6,623, on an average value of $610,445, according to the state Department of Revenue. The fiscal 2027 rate is not yet in the state's records.

Notes

Every listing figure comes from SC360's own count of homes for sale on Redfin and Movoto on Thursday morning, Oct. 29, compared with the same count last Friday, Oct. 23. September sales come from the Massachusetts Association of Realtors, the rate from Freddie Mac's Oct. 29 survey and tax figures from the state Department of Revenue. We read them on Oct. 29. Payment and tax figures are our arithmetic: principal and interest only, and the tax on a house assessed at the median asking price. We checked each date and weekday against a calendar.
