WAREHAM Wareham had 79 homes for sale on Thursday morning, down from 82 last Friday, the most of any South Coast town outside the two cities. Sellers listed five homes from Monday through Wednesday, three of them on Wednesday, while eight homes on last week's count dropped off it, either under agreement, off the market or no longer showing the same price on both listing sites SC360 checks.
The town still had the region's least expensive homes. A two-bedroom manufactured home of 696 square feet was listed at $69,900, and three more manufactured homes were priced between $129,900 and $149,900. The least expensive single-family house in the 15 towns was a two-bedroom of 640 square feet in Wareham at $179,900.
What is for sale
Fifty-six of the listings were single-family houses, with a median asking price of $599,450, about the same as last week's $599,000, or about $407 a square foot. The typical house had three bedrooms and about 1,600 square feet. Wareham also had nine manufactured homes, seven condos, six townhouses and one two- to four-family property for sale.
Fifteen houses were priced under $500,000 and three at $1 million or more. The most expensive, a five-bedroom house of 6,373 square feet at $4.25 million, was the second-priciest single-family listing in the region.
Sellers cut prices on five homes this week, by a median of $10,000. A three-bedroom house dropped $20,000 to $619,900 and a four-bedroom $10,000 to $719,000, both on Wednesday. The median listing had been up for 49 days, and 24 had been for sale for 90 days or more.
Sales and rents
The Massachusetts Association of Realtors counted 28 single-family sales in Wareham in September, 16.7% more than a year earlier, at a median price of $485,000, down 7.6%. Zillow's rent index put the typical Wareham rent at $2,592 a month in September.
The monthly cost
A buyer putting 20% down on a house at the median asking price would borrow $479,560. At the 7.24% average 30-year rate Freddie Mac reported Thursday, principal and interest would come to about $3,268 a month, about $26 less than at last week's 7.32% and about $340 more than at the 6.17% average a year ago.
At Wareham's fiscal 2026 residential rate of $8.56 per $1,000 of value, a house assessed at the median asking price would owe about $5,131 a year in property tax, or about $428 a month. Wareham's average single-family bill last year, $4,087 on an average value of $477,438, was the lowest of the 15 towns, according to the state Department of Revenue. The fiscal 2027 rate is not yet in the state's records.

Notes
Every listing figure comes from SC360's own count of homes for sale on Redfin and Movoto on Thursday morning, Oct. 29, compared with the same count last Friday, Oct. 23. September sales come from the Massachusetts Association of Realtors, the rate from Freddie Mac's Oct. 29 survey and tax figures from the state Department of Revenue, and the rent index from Zillow. We read them on Oct. 29, and the Zillow file on Oct. 23. Payment and tax figures are our arithmetic: principal and interest only, and the tax on a house assessed at the median asking price. We checked each date and weekday against a calendar. No street addresses, owners or brokerages are named. Not heard: no comment was sought for this data story.
